If you are traveling along Route 69 headed towards New Haven, or From New Haven towards Waterbury, the Prospect Dairy Bar and Restaurant is a must stop.  It is a family owned and operated Breakfast, Lunch and Dinner place that has been in business over 50 years!  The Dairy Bar has just completed some renovations including "going back to their roots" and having a Full Service Ice Cream Shop.  They now feature 16 flavors of Hershey's Ice Cream including such great flavors as; Strawberry Cheesecake, Cookies and Cream, Chocolate Peanut Butter Cup, Cotton Candy, and many many more.  All of these flavors can even be had in an old fashioned Milk Shake, scooped and made right in a frosted metal canister.

"Back in 1953 if you were passing through the small farm town known as Prospect you could have stopped at the Dairy Bar for Ice Cream and other farm fresh dairy products that were straight from the Visockis' farm down the road.  Vincent did the cooking and his wife Olive prepared all the soups, sandwiches and desserts.

In 1984 John & Carol Jones assumed Ownership of the Dairy Bar and also the tradition that accompanied it.  For the first time ever the Dairy Bar was kept open year round.

  Even though some cosmetic changes and expansions have taken place, there are some things that will always remain the same about the Dairy Bar, Prospect's oldest continually run business; The hand painted mural depicting Prospect's local land marks, the checker board floor, the fresh baked pies, the daily specials, the char-broiled burgers and homemade soups are sure to remain."

Well across the country, much to the dismay of many kids....Summer is over and the new school year is here.  Just driving to the office I saw at least 20 kids waiting (not so anxiously) for their bus.  It is very important to be alert, after not seeing children waiting out all Summer long, it might take a little while to get use to it. Drive slowly, and be alert.

The Region 16 School year officially started today, while many area towns like Naugatuck, Waterbury and Cheshire started yesterday.

Parents, be sure to teach your children, if they see of hear ANYONE talking about something dangerous (guns, knives, etc) to tell a teacher or adviser.  If we all did this we could help prevent the unthinkable acts of violence that have affected our country the past few years.

Lets all hope for a Succesful, safe and productive school year!

New Haven Ct little league player, Big League Controversy! Jericho Scott

Say it ain't so.

 

You have heard recently about the disgracefull tirades that parents have put on at Children's sporting events.  Everything from fights between parents, parents fighting with umpires, and even Violence.

But this?

The Youth Baseball League of New Haven, Conn., has banned a 9-year-old from pitching.

What was his crime? you may ask?  Did he get caught doing something illegal?  Not doing well in school?

No, He is TOO GOOD!  Or more specifically, Excessive velocity on his fastball.

Jericho Scott throws almost 40 mph, a speed deemed too dangerous for other 8- to 10-year-olds to step in against. Though Jericho has NEVER hit a batter as his team opened the season 8-0, his coach was told the boy must play some other position or the team would be disbanded.

When coach Wilfred Vidro defied the league directive and sent Jericho to the hill last week, the other team refused to play, packed its gear and left. Officials for the league say that Jericho's team has indeed been disbanded and that the players will be redistributed among other squads.

This has been in the local news of late, but today I see it on CNN, Sports Illustrated, Fox News and even ESPN. 

I don't know if these league officials have gotten the word, but we're trying to get kids in cities in America to start playing baseball, not stop playing baseball because an opposing pitcher has a little giddy-up on his fastball.

The league claims that parents were expressing safety concerns. But given that youth baseball helmets now have face masks, there is enough safety in place to help prevent an ingury.  I would guess the speed of the ball coming off a line drive would be about the same (if not more) and the pitchers dont wear helmets!  It is obvious the bruse the parents are trying to prevent Jericoh from inflicting is the bruised ego's of striking out, and getting shut out and no hit (he had thrown 6 no hitters this year).

It's as if these parents and league officials have banded together to teach these children an important lesson: if something is hard or scary, you don't have to do it. You can just walk off the field. We can skip the achievement-in-the-face-of-adversity-part and go straight to the ice cream.

Jericho, good luck with your court case, maybe in the mean time you can talk to Omar Minaya or Brian Cashman.  Both New York teams could use a hard throwing pitcher that can find the strike zone.

Parents who started this mess in New Haven, you should be ashamed of yourselves.  He could actually make your children better by getting them to learn to hit the fastball and teach them about sportsmanship.

Your Asking Price Determines If and When You Sell...Period.

Pricing your home correctly

Not all sellers understand that their asking price is the ultimate determination of whether they will sell their property or not. Not only does the asking price affect if you'll sell, but when and for how much. The longer it takes you to get to the correct fair market value asking price, the greater your Days On Market are and the more of a negative stigma buyers will have of your property. This can translate into lower offers and ultimately, a lower selling price.

Sure, how well your agent markets the property matters. But even the best agent in the world can't fool today's buyer and a good buyer's agent. Today's buyer has access to way too much information and data to overpay for a property. And a good buyer's agent will provide comps and their personal expertise to even the most uniformed buyer so that they don't make a bad decision and overpay for a property.

If you're wondering how much of an effect getting the asking price right has on if and when your property sells, consider this...

I took a look at the last 30 properties (not including foreclosure/REO or short-sale properties) that have sold (gone under contract) in Loudoun County. Here's what I found:

  • These properties went under contract in an average of 25.4 days of their last price change/adjustment
  • Some of these properties had been on the market for months, but once they adjusted their price to or below the correct current market value, they sold in less than a month
  • Some of these properties went under contract in as little as 4 days and had multiple offers
  • Some of the properties that sold were at the $700K mark and a few were over $800K so even the properties in the upper price brackets are selling quickly when priced correctly

No matter how well known your agent is, how good your marketing plan is or how many open houses you hold, it comes down to price.

It takes a good and gutsy agent to be honest and share with you your property's real and accurate market value - no matter how much lower it is than you thought. It's then up to you to listen to them, review the comps and data (aka CMA) and be objective with yourself and the situation. Once you do that and then list your property at a price that reflects today's fair market value and market conditions, you will actually sell it.

Grand Opening of Prospect Skate Park, Matt Kenney Memorial Skatepark.

 Today was the grand opening of the Matt Kenney Memorial Skate park.  It was a PERFECT day for it too.  It was in the upper 70's with a slight breeze to help cool things off.  The Prospect Police Explorers had a DJ Station setup for music and they gave away great Black t-shirts to the first 250 kids.  There were also plenty of refreshments.  They gave away nearly 400 hot dogs, sodas, bottled water juice boxes for the kids and potato chips. 

Connecticut Senator Joan Hartley was there and said a few words, as was State Rep Vicki Nardello.  Several people told stories of Matt, his good nature, and his great personality. 

 

Channel 8 was there with their film crew too.

It reminds me why I choose to be so active in this great town, and raise our family here.  Prospect took this awful tragedy, and turned it into something amazing.

List Price $1.00, I Think We've Hit the Bottom

You have to read it to believe it...  $1 might not get you more than a 1/4 gallon of gas, but some places it can buy a home.  I see a new Reality show in the making.  "Flip this Free House"

A bank had to reduce a home in Detroit to $1.00 before they could find a buyer. Two years ago it sold for $65,000. 

No crazy financing on this one.  It was an all cash deal.

Homes going for $1.00 should definitely start bringing the buyers out who have been sitting on the fence.
