Prospect Ct Easter Egg Hunt and Amber Alert Event Recap.

This past Saturday was the annual Prospect, Ct Easter Egg hunt and Lunch with the Easter Bunny.

The event was VERY well attended, and here are some photos.  Two general observations as pointed out by my 4 year old son...

1) There actually aren't any "Eggs" at the Easter egg hunt.  It is just candy.   lots and lots and lots of Candy.  It is scattered all around on the town green, and when Mayor Bob Chatfield blows the air horn, it is every child for themselves.

2) Lunch with the Easter Bunny isn't exactly "Lunch with the Easter Bunny".  The Easter Bunny isnt in the same room where the Lunch is.  The main hall of the Prospect Fire House is used to serve the Hot Dogs, Chips and cookies.   After lunch you go down the hall and wait to see the Easter Bunny and take your photos. 

After you see the Easter Bunny, you get a coupon from the Big Dipper Ice Cream for a $1 off a kids cone.  Once you exited the Easter Bunny you are actually in the Firehouse Garage.  This is also great for the kids.  The Prospect Fire Department has everything opened up so everyone can see.   All the compartments on the firetrucks, the doors to the trucks, etc.  Very nice.  This is also where the Amber Alert people were setup, and the Prospect Ladies auxiliary was there selling flowers as well.  It was a tremendous turnout and the money from the Lunch went to the Ladies Auxiliary.

Prospect, Ct lunch with the Easter Bunny, Amber Alert program

Prospect Easter BunnyThe annual Prospect, Ct lunch with the Easter bunny and Easter egg hunt is here again!  It is March 22nd, 2008 at 11am.  It will be on the Town Green, weather permiting.  The always divide sections by age group of the children and there is plenty of loot for everyone!  Directly following the egg hunt everyone heads across the street to the Prospect Fire House for lunch with the Easter Bunny.  Last year the cost was $5 and included; chips, hot dog, soda and a cookie.  The money went to the Amber Alert group.  The Amber Alert Group will also be setup to take photos and register children into their system and issue ID cards.  It is always a GREAT time for all!

Prospect Ct Real Estate First quarter 2008 compared to first quarter 2007.

There was a total of 28 new listings in Prospect since January 1, 2008. 

These 28 listings average $308,992 and average 1814 square feet. 

In comparison, From January 1, 2007 to February 15th, 2007 there were 34 new listings and the average listing price was $401,970.  These homes were 2,254 square feet.

Now lets look at what these numbers mean for a moment.  While 2007 had several more listings, the average price was nearly $100,000 higher! that for an additional 440 square feet.  It shouldn't surprise anyone that of the 34 listings 4 were canceled, 12 expired, and 18 closed.  Of the 18 closed transactions the average closed price was $326,940. 

The median priced ($275,000 and $350,000) home market in Prospect remains the most active.

February 2008 Prospect,Ct Sold Homes www.ProspectRealtor.com

February too has come and gone and even thugh Valentine's has past the Real Estate market in Prospect, Ct still hasn't been very "Loving".  We had just One CLosing in Prospect this month.  It was 91 Coachlight Circle. 

It Originally listed 6/18/07 at $384,900.  It sold 2/7/08 at $360,000.  It was a 3 Bedroom, 2.5 Bath Colonial built in 99'.  A nice house, and seemed like it sold at a great price.  It was on the market for a long time however. 

 

We are now 1/6 of the way through the year and I am seeing some signs of life for the Spring Market.

January 2008 Prospect,Ct Sold Homes www.ProspectRealtor.com

Well January has come and gone already and there were a total of Two (2) closed homes this month in Prospect Connecticut. 

They were located at 4 Overlook Court and 54 Plank Road. 

4 Overlook Court originally listed 10/31/07 at $434,900 and  closed 01/15/08 at just $377,000. 

It was a 4 Bedroom, 2.5 bath Colonial.

 

 

 

 

 

54 Plank Road originally listed 11/12/07 at $449,900  and closed 01/15/08  at $415,000.

It is a 4 bedroom 3 bath Colonial.

 

That was it for January, both sold signifigantly below the origianl list but were not on the market very long.
