Kindergarten registration for Algonquin School region 16 (Prospect CT)

For my clients with small children.  I wanted to post quickly about the upcoming Kindergarten registration.

Kindergarten registration for Algonquin School will be held on January 23 from 9 a.m. to 12 noon and on January 24 from 1 to 3 p.m. Registration is open to those children who will turn five by January 1, 2009 and are residents of Prospect. At this time you will register your child and pick up a packet of forms that should be filled out and returned during kindergarten screening.Proof of residency is required. The following information must be provided prior to the start of school: mortgage statement or copy of deed showing ownership of property where child resides or copy of signed lease or rental agreement for the property where child lives or notarized statement from the owner of the property where the child is residing, listing all of the family members who are residing on the property. Also, a copy of a current utility bill from CL&P or Yankee Gas indicating the family has an account for the address where the child is residing, or if the landlord is supplying utilities, a notarized copy of the lease or rental agreement indicating that the utilities are supplied by the landlord; a copy of a valid CT driver's license for either parent indicting the address where the child is residing. If you have any questions, please feel free to call the Algonquin School office at 758-4408 between the hours of 9 a.m. and 3 p.m.

Region 16 (Prospect Beacon Fallls Ct) Preschool Lottery

Region 16 Preschool Lottery

A lot of my clients with younger children have asked about this program.  here is the info.  It is a GREAT program!  Good luck.

Regional School District No. 16 is holding a Preschool Screening/Lottery for the '08-'09 school year, for Prospect/Beacon Falls children who will be turning four years of age by December 31, 2008. Screening is required to be eligible for the lottery and will take place on February 29 (snow date March 7). No make-up dates are available. For an appointment, call 758-6671 between 8:30 a.m. and 3:30 p.m. no later than February 15 and ask for Susan or Gina.

Open Houses, How often do you do it in your Market?

What is the average frequency you hold open houses on your listings?  Open House

For example, for a 6 months listing we usually have one the second week a home is on the market and then depending on the activity on a listing. will have another mid way through the listing and maybe one three weeks before the listing contract is up. If it is a highly active listing we might have another in between to help out the sellers.  If they are showing the house 4 times a week, I find it easier to have an open house and ask the agents if their clients can attend.  This is mainly for my sellers who have a problem getting out of the house such as an elderly couple with limited transportation of a family with children who have to pack everyone up, or have early bed times. 

What I am wondering is on a shorter contract, like 90 days, how many open houses would you typically hold? 

I still personally believe the open house isn't a terrific selling tool.  The key is, obviously, pricing.

Americans pay for housing boom's excess

NEW YORK - The bill for America's excessive borrowing during the housing boom has arrived, and more people are having trouble paying it.

JPMorgan Chase & Co. and Wells Fargo & Co., two of the nation's biggest banks, on Wednesday joined a growing chorus warning that the subprime mortgage mess is just the start of a sweeping lending crisis. And some fear that consumers falling behind on all kinds of loan payments could tip the economy's scale toward recession.

Strapped consumers are having a tough time making payments on credit cards, home-equity loans, and even for their cars. This has caused three of the top five U.S. commercial banks that have already reported damaging fourth-quarter results to set aside some $12.5 billion to cover future loan losses - and that number will likely grow as the year wears on.

Problems in the subprime mortgage market are rapidly spilling over into other areas of the economy. No matter what the experts call it - a recession, slowdown or even the makings of a depression - it's clear banks are under mounting pressure to be more cautious about lending.

"If consumption growth stagnates, the odds of a recession are incredibly high," said Andrew Bernard, director of the Center for International Business at the Tuck School of Business at Dartmouth. "All the pieces of household financial health are starting to be shakier, especially at the low end."

He and others are paying close attention to what top U.S. banks say about their customers' payment habits. Many view this as an early indicator about where the overall economy is headed, but there are other signs that are troublesome.

The stock market has had its worst start to the year in three decades, with investors rattled by signs from the Labor Department that unemployment is on the rise and retail sales are on the decline. Further, the Commerce Department reported Wednesday that higher costs for energy and food in 2007 pushed inflation for the year up by the largest amount in 17 years.

There was no sign of a turnaround in the last few months of the year. The Federal Reserve reported that the economy grew at a slower pace in late November and December as credit problems intensified and consumers tightened their spending.

To some, it appears that the Fed came to its rate-cutting decision in August a bit too late. Others point to the falling dollar and surging oil prices, factors that usually prevent the central bank from easing its monetary policy.

While debate persists about the Fed's timing and the extent of the slowdown, bank executives - who have scrambled to prepare for another tumble in home prices and higher unemployment in 2008, feel academic definitions are beside the point.

"We're not predicting a recession - it's not our job - but we're prepared," JPMorgan Chase CEO Jamie Dimon told analysts after the nation's third-largest bank wrote down $1.3 billion and said profit dropped 34 percent.

His financial institution didn't do all that bad. Rival Citigroup Inc. fared the worst during the fourth quarter, losing $9.83 billion after writing down the value of its portfolio of mortgage and mortgage-backed products by $18.1 billion.

Wells Fargo, a more traditional bank that avoided last year's trading woes, saw its profit fall 38 percent due to troubles with home equity loan and mortgage defaults.

JPMorgan is girding for home prices to decline further in 2008 by 5 percent to 10 percent; Citigroup's estimate of 7 percent falls within that range, too.

"The banks are the infrastructure for everything, the heartbeat of the market," said Chris Johnson, president of Johnson Research Group. "They need to be fixed before the market, and economy, can move forward with confidence. They need to get all their dirty laundry out there."

Banks and card companies like American Express Co. - which warned last week that it would add $440 million to loan loss provisions - said in the regions where home prices are declining, card default rates are rising faster. The same goes for auto loans, subprime mortgages and home equity loans in these areas, which include Florida, Michigan and California.

A big reason for the rise in credit card default rates is that they are returning to more usual levels following a change in bankruptcy law that sent rates lower for a time. But the fact that more losses are being seen in the weaker parts of the country shows the increase is economically driven as well.

Analysts believe this means one thing: Consumers will be the ones paying for years of lax lending standards by U.S. financial institutions. Many will become more restrictive about who gets credit in a bid to stem future losses - and that could curb consumer spending, which accounts for more than two-thirds of the economy.

"We've pushed the envelope," Johnson said. "Along with the joy of a market that goes as high as ours is the agony of when it starts to correct itself."

Family Activities and things to do in Connecticut

With Spring right around the corner I thought I would take a minute and post a detailed response to a question I get from many of my Real Estate clients relocating to Connecticut. 

"What is there fun for kids to do in Connecticut."  There are actually quite a few BIG attractions as well as some smaller, often over looked one.

Beardsley Zoo LogoBeardsley Zoo- http://www.beardsleyzoo.org/ A great local zoo with many different attractions throughout.  Located in Bridgeport Ct. Adults are $9 to get in, children under 3 are free.  One good idea is to check at your local library for FREE passes.  I know the Prospect, Cheshire and Waterbury library all carry passes.  I'm sure other towns do as well.

 

 

Connecticut Dinosaur Park- http://www.dinosaurstatepark.org/ The largest collection of Dinosaur tracks in North America. It is located in Rocky Hill, Ct.  it has several interactive displays and is always a hit with the young Dino Fans.

  Keeping with the Dinosaur Theme is Dinosaur Crossing http://www.dinosaurcrossing.com/ There is a 50 acre Dino park with over 1 1/2 miles of walking trails.  Here they have very realistic looking Life-sized dinosaurs.  There is also a small water area for the kids to cool off called the splash pad.  Inside there is a huge gift shop and some indoor activities.  These indoor activities are separate, and get very expensive.

Another must see is the Essex Steam Train http://www.essexsteamtrain.com/steam.html  Here you can embark on a hour long train ride through scenic Connecticut River Valley.  They also stop off at the Essex steam boat for an optional cruise down he Connecticut river. You can by a family pass for 2 adults and up to 6 children on the Train for $50.

A great place for children to go and get hands on interactive learning is the Connecticut Children's Museum in West Hartford.  http://www.thechildrensmuseumct.org/index.asp There are several interactive displays, a play area for smaller children, and even a theater that plays movies on the ceiling called the "Dome".  This is another attraction that free passes or discount passes can be found at your local library.  They even have some small animals like bobcats, snakes and owls. children's museum

There are two amusement parks in Ct.  the first and largest is Lake Compounce in Bristol.  http://www.lakecompounce.com/  This park has everything from roller coasters to log flumes, and bumper cars to a water park. The season pass is $69.99 and will pay for itself in a little over 2 visits Since admission is $33.95. per person, per day.  The park is known for its famous wooden Roller Coaster.  In recent years they have really spent a lot of money upgrading their water park and it is really a place you can spend a day in itself.  There is also a private beach on the lake where you can bask in the sun.

How many agents are Investing in "Floor Time"?

 What does everyone feel about doing floor time?  I have never done it since I have always just concentrated on my sphere and past clients.  Our office is rather small and I don't think the phone is actually ringing off the hook with hot new leads.  Does anyone feel with the Internet being as active as it is for buyers and sellers that floor time isn't as productive.  I had 3 web inquiries on listings today, and I am pretty sure this is more than I would have gotten in the office?  What do others feel?
